Spec vacation home

We staged this entire spec home built by a developer in the vacation/golf community of Victory Ranch. It sold fully furnished 3 months after staging the home (6 bedroom, 8 bath, 6,700 square feed, 2.17 acres, sold for $3,995,000).

This was our second home project with this developer and we’ve formed a great long term relationship with them for future projects.

Common staging questions

The homes we have staged last anywhere from a week, to a the max, 3 months. This is also dependent on the price point of the home and demand. We can say, that our staged homes are the first to go before their comparables.
We make sure to include the price level that matches the price point of the home so it makes sense to the purchase of the incoming buyer. We include everything from the main pieces like sofas, beds, tables, to rugs, artwork, accent lighting, and accent decor.
No. We put new product into each home we stage so that it can be brand new for the incoming buyer to purchase with the home.
Depending on the size of the home it takes us 1-2 days for complete set up and installation.
There are two ways for the buyer to purchase. We can help provide all the information needed to include it in the sale of the home. Or the buyer can purchase from Nomad Soul directly outside of the home purchase.
First off, this is a rare occasion because we custom design the house so it’s perfect for the incoming buyer. If it does not sell furnished, we come remove the furniture after the due diligence period when a home is under contract or at the requested time of the client. There is no additional fee for furniture removal.
